Building & Inspections
The building division serves residents by providing accurate, appropriate guidance and consultation through the plan review and inspection processes. The building division reviews and inspects residential projects such as:
- Accessory Structures
- Additions
- New Home Construction
- Remodels
- Swimming Pools
- Other Similar Projects
Commercial Projects
All commercial projects such as the following are also reviewed and inspected:
- Additions to Commercial Buildings
- Commercial Remodels
- Commercial Swimming Pools
- New Commercial Buildings
- Tenant Finishes
- Other Similar Projects
Permitting
Moving forward with a project is easy! Permit applications are available through our online portal. Customers can apply, pay online, and request inspections or permits through the portal.
A permit is required for projects such as new construction, additions remodels, and repairs to electrical, mechanical, and plumbing systems.
Small Projects
- Fences or wall review (no fee)
- Gazebo or pergola
- Mini barn or storage building
- Patio or Deck
Remodeling
- Any electrical changes
- Any mechanical changes
- Any plumbing changes
- Any structural changes
New Construction
- Any increase in total square footage
- New rooms added to existing buildings
- New structures
- Signage
Miscellaneous
- Construction material or office trailers
- Pool/spa
- Special event tents
- Special temporary signs
If you are unsure if your construction project needs a permit, email your project outline and a staff member will contact you with the necessary next steps.
Inspections
Permit inspections help protect your family by ensuring the project is done safely and correctly. These inspections can also eliminate mistakes and prevent extensive and costly rework. Inspections must be scheduled at least two business days in advance of the inspection.
The Inspection Process
To schedule an inspection, the applicant, contractor, or owner must do the following:
- Login to your Development Services Portal Account
- Select “My Account” on the top right hand side.
- Select “Inspections” from the left side options.
- Click "Record" or "Permit". On the new page, locate the "Request" button.
- Fill out the required fields and then select submit to submit your request
The inspection request will then be placed on an inspector's calendar. Please note that the requested time may not be available and slight adjustments to the requested time may occur from time to time. Please check the Inspections tab of the permit to see the status change from "Online Inspection Requested" to "Scheduled" for the precise inspection time.
Time Frame
Due to the volume of building permits issued, all inspection requests must be made two business days in advance of the inspection. Priority is given to requests submitted online, through the Development Services Portal. Please be sure you are requesting inspections for the correct permit number. Scheduled inspections must be ready prior to the arrival of the Inspector. Scheduled inspections that are not ready prior to the requested time will be failed and charged a re-inspection fee. Emergency inspections such as a sewer or electrical failure will be addressed accordingly.
Reinspection
If a reinspection is required once corrections have been made, you may request a reinspection. You must schedule a new inspection of the type that failed prior to requesting a new type of inspection. When requesting a reinspection be sure to select "Yes" in the field "Is this a reinspection"?
Final Inspection & Certificate of Occupancy
Once the work is complete, you must schedule a Final Inspection to complete the permitting process. Once you pass the final inspection, a Certificate of Occupancy will be issued. Make sure to keep a copy of the Certificate of Occupancy and any inspection reports for your records. Permits expire one year after issuance if no inspections have been scheduled.
If a project is completed without a final inspection property owners may have trouble with selling their house, refinancing, insurance claims, or obtaining permits for future home improvements. Expired permits can show up when a title company runs a search for outstanding issues during the sale of a property.
Priority
Priority is given to requests submitted online. However, if you are in need of help navigating or submitting an inspection request, send an email or call 317-852-1128 and a staff member will help you.
Inspections are scheduled Monday through Friday between 8:30 am to 4 pm.
